How Much Deeper for San Francisco Discounts?

Dear Tax Deed Investors, 

As April 21st approaches, we are busy studying up on San Francisco's tax auction prices. 

Notably, this years parcels offer a refreshing departure from underwater lots and time shares in favor of residential property. Of the two single family residential offerings, the low opens for $100,194.76, compared to the high that opens for $156,609.85.  

At an average property value of $1,162,250, the low parcel opens at a 91.37% discount to market vlaue, and the high opens at an 85.53% discount to market value. 

Tax deed investors may expect to open bidding in a deep discount, but we expect market value competition to bid each parcel within 10% of market value. For now we wait. 18 days.
